Let’s say a property is, in its current situation worth $300,000.  

While it is possible and can be profitable to invest in small properties out of state, I don't think it's worth your time and effort.

Whether you spend time networking, reading books, watching videos or connecting on bigger pockets or if you spend cash hiring a mentor, maybe partnering up with or doing free intern work for a real estate investor; whichever route you decide to go investing in yourself is one of the best investments you can make. 

I don't currently have any investment properties, but will likely work with a turn-key property managment in the Memphis/Little Rock area.My goal is to build a good cash-flow portfolio to ease into retirement. 

So you use hard money or cash, fix it, resell it...and try to resale fast. 

If multifamily options seem scarce, consider house hacking single-family homes with extra rooms or an ADU for cash flow.

Can anyone give me advice on how to go about it if it's worth it?

Focus on buying below market value, running numbers first (cash flow, 1% rule), and choosing a landlord-friendly location with job growth.

It’s not quite as easy as having the liquid cash to invest.
