I don't like it at all but historically they are still slow and while it is turning deals that would have been great a few months ago decent they are still workable for now.

What time you need to allow yourself and your team will be specific to each property under consideration and the specifics of the deal, the more entities involved, the more localities involved, if you’ve never done something before compared to if you’ve done it 500 times like a 203 loan app, or if you’re buying out of town and have no team in place yet then it’s going to take more time to do things like find an inspector or contractor.Part of setting yourself up for success and setting up your process is being realistic and setting dates that are workable for both sides.

But you'll know if the property is workable or not.If the property sells for more than 100x monthly rents, you can skip all that as you won't make $ (unless A or NNN).

Stick to workable real estate for the first one or two, something will break at some point and then you will need a skilled tradesman, and the "lesson learned" will be on some small $5k thing, not a big $50k thing.

We actually funded a deal remarkably similar to this, at first glance the it looks definitely workable with a Multifamily DSCR Loan structure (generally traditional 30-year fixed) with 25% down and raising the equity in an LLC to fund the down payment.

It's common for commercial operations to have a single meter with multiple users connected (i.e. trailer parks, apartment buildings) so that could be a workable approach especially since I expect you can't split this ADU into its own building lot.
