If their lease date is far from being over, I suggest letting them know that they have violated lease terms under section x (whatever part of the lease they violated) and that the lease will be terminated in 30 days.

Earlier in the thread, it appeared to me that some of my underlying reasoning wasn't either being addressed or was told it was just completely wrong (simply from the total response in the thread), kind of throwing me into a state of cognitive dissonance.I am actually completely okay with NOI covering costs.
