What makes it slow in this case is that you don't really start seeing real cash flow until after year five but it's more effective than rentals in that there is little to no maintenance.Sure you can live in a home while fixing it up with the intention of selling it for a nice profit later but I think many people are already doing that and the buyers of slow flips now also have that opportunity without having to qualify with a bank.

Nick V was not a household name either he was Armando's right hand man until Armando got out of it and Nick carried it forward and NIck made himself at least 5 to 7 mil a year for about 5 years.. he did a nice job though with his events..

Eventually whatever you will buy will cashflow and cash very nicely. 

Around Gaithersburg, Germantown, Rockville area the houses over there appreciate very nicely and the communities are amazing from what I've seen.Frederick does have alright neighborhoods but they dont align where I want to live, the rental growth is low, the houses do not appreciate that well over there, the areas communities are a bit seperated diversity wise.

It also depends how nice it is compared to the other options out there.

There is a lot of weight on marketing, and a lot of inputs to that cycle.

I think the property is a nice property for renters.
