Hello all, first time poster here.I've recently been looking into rental property investing and after watching several videos and reading blogs, I'm still confused on one thing: how to visually analyze a deal.All the videos and blogs talk about analyzing the numbers.

Some run the numbers monthly, others just once a year when it's time to file taxes.I've built quite a few custom Excel spreadsheets but I find it somewhat challenging to translate the numbers into compelling visuals.

Consumers are very lazy and visually tend to make decisions with their eyes.

If you are very committed to it and put in the work, research and are willing to deal with multiple high risk dynamics simultaneously, this can be very lucrative.

The extent of the rehab project is dependent on many factor, including (but not limited to): Deferred maintenanceAdditional rehab costs to capture increase in rentsTarget demographicsNeighborhood dynamics (including comps)How much repairs and maintenance a building will even allow?

On the micro scale, especially this time of year, add in school access/assignment, subdivision 'dynamics' (when I was more active in Wake, I tracked NOO/OO ratios and out-of-state investors as a metric, including hedge fund buying) inculding crime, HOA behavior, proximity to employment centers, etc.
