Now my investor network as expanded and the best split I have experienced was 65/35 in my favor but I invested 40% of the cash and created over a million in imputed equity before any investor dollar was raised allowing me to originate a bank loan at 87% LTC.

Another pro for a HELOC is not having to meet a HML's requirements for a loan (insurance, draw schedules etc....)

Did you use a hard money loan for this? 

More doors the better if you are using an FHA type of loan.

Looks like there will be some grants and loans to assist SFR and duplex owners only in the form of a lein on your property.

Is it possible to keep my land loan out of it to keep the total cost low?

This reminds me of a police officer  pulling somebody over without reasonable cause and asking to search their vehicle and if the person does not consent, they’re saying you must have something to hide.
