I was no longer able to fulfill the text agreement as the unit was not filled on April 1 (It filled on April 15), I was unable to travel to the unit to make sure it was in good standing, and I was extremely financially uncertain at that time.

If there are limited comparable properties, especially direct comparable properties, this makes appraising a property more uncertain and thus places greater liability on the appraiser.

If it’s in a strictly cash flow type market with limited appreciation potential and uncertain ability to increase rents to create positive cash flow and add value within a year or two, I wouldn’t do it.
