Hi Mary,It is true the lender will not usually give you the rehab funds in advance, but this does not mean that you must complete all of the rehab out of pocket.

Did you shop around with regional local companies besides Utica National?

That guideline is lender specific, so I would suggest shopping it around. 

After talking to a local coffee shop worker I learned how many visitors came to the park each year and since then started scoping out properties mostly online.

There are good cash back options if you want that instead or good savings from HomeDepot/Lowes/Amazon if you shop mostly at one of those.
