There are going to be three levels of addressing this 1) things you can simply go there and do anytime (pick up pet waste and throw it away) 2) things you can do given proper notice (enter the unit and inspect, repair damage etc) and 3) things you can only do given proper process/procedure (notice to vacate, increase rent etc.)

You've done all of the obvious tactics, google cash buyer and call all the leads you see go all the way to the three pages; I would look at what's sold for cash in the area and skip trace those people.

The real estate guru's will tell you that you should call the credit card companies (3 separate companies) who offer the 0% APR and request to get the maximum amounts on all three.
