These are not always readily available, but when they become available they could turn out to be terrific buys.I've always focused on value add and opportunistic investments in commercial, but having developed an interest in MF recently I've started to uncover more and more MF value add properties in the markets we're focused on for acquisitions.Buying them requires more hands on commitment other than simply management, but the value enhancement can be significant.

My main interests are for low cost insulators for non-residential applications, but if I can integrate micro rebar or other enhancements and achieve a code compliant (by PSI compression test) formula, then it's a matter of finding a PE to sign off on a floor, foundation or wall application.

In some case our painter has had to do 2-3 coats in order to get the color and texture right on a flip house, which in turn will cost extra.

The key I've found with laminate plank flooring of any brand/type is to use a heavy mil wear layer -12 or more - and use something that already has an irregular pattern and texture, which is generally something that looks like wood planks or some kind of irregular stone.

I've had to sand floors, re-prime all walls, and even have the walls all re-textured one time because the odors (from dogs) had gotten into the drywall....Good luck!
