These are very suspicious to the IRS and if examined their first thought is going to be that you are "basis shifting" (meaning artificially adjusting the value/sales price to shift the amount of gain for one or the other party).

It's my experience that you don't fix issues like this that easily, especially in low-income properties, especially with suspicious immigrants who often believe they are being taken advantage of and treated condescendingly/disrespectfully.

A word to the wise though: I like your style, but your posts in the Forum are suspiciously edging towards direct advertising (by encouraging us to look up your SPONSORED profile) ie. only appropriate for the Marketplace Section.
