The rest was taxes/supplies whatever.

Hi Nick, I've been reading for a year now that multifamily new construction has ground to a halt due to rapid increases in construction costs, insurance costs, financing costs and also due to mass overbuilding in 2019 to '23, causing huge supply in 2024 and 2025, which is now putting downward pressure on rent growth?

I would also highly recommend getting a business credit card to purchase furnishings and later supplies for the property.

Buy supplies in bulk and keep them in a locked closet, garage, ect.

When I hear "affordable" I always think, undesirable since price is always based on supply and demand.

My friend is going to supply the money for the down payment.

I do not understand why one looking for a buy would ever go to a "wholesaler" vs those who actually control the vast majority of supply. 

There are suppliers in China who can supply pre-cut SIPs and they say they can source other exterior and interior finishes (except electricals and plumbing) from other suppliers and ship it.
