Hi Gabriel,I've been flipping houses for 30 years now and back in the day I had a line of credit and could just stroke a check.

If your construction loan just strokes you a check for the full loan amount, that's not a bad set up. 

So where is this mystery house  :)  buyers in that price range normally can stroke a check. so that's not an issue its just finding the right one who wants to live in that area.

So, tell me, those who end up bankrupt, is it because of something they did incorrectly or is it really just a huge stroke of bad luck?

Best part is you still have the extra $200,000 in your pocket that you never had to spend for the down payment.These are broad strokes but hopefully you understand the concept enough to get more details.  

This would be a great project for a seasoned builder that has some stroke.

I had a stroke some time back, and my wife was sick for several months this past winter so it was a great help.Compared to other payment methods like Venmo, which my daughter use extensively, the money is taken out if the tenant's checking accounts on the 1st, I don't have to depend on them making the payment "when they get paid".
