For those who have ventured into Co-Living, what strategies have you found most effective in ensuring both financial success and a strong sense of community?

I'm getting to the point where I have a good chunk saved and am wondering what guidelines people follow to know when they can start tapering off the contributions or stop them altogether.What rules of thumb are out there that people use?

I ended the offer to rent to the tenant on December 1st and didn't receive any communication from LMHA until December 15th when they tried to schedule the inspection...that's 45 days to process a voucher.We had another home pass inspection on November 5th and we hadn't "stopped and waited" for LMHA because it had never been a major issue before so we let the tenant move in...LMHA announced on November 15th that the tenant voucher needed to be re-evaluated by LMHA and that the rent rate needed to be adjusted (The story was the "Administrator A" reviewed and approved it but since they had resigned, now we had to wait for "Administrator B" to do it.

Don’t really want to stop that, but just looking for someone to coach or assist me through my options here so I make an informed decision! 

So there is just not that big of market for all these people that think they are going to loan EM deposits. wholesalers doing any volume have their own money full stop and are not going to look to others for funding of EM..

The Federal Trade Consumer’s Bureau of Consumer Protection stops unfair, deceptive and fraudulent business practices by collecting reports from consumers and conducting investigations, suing companies and people that break the law, developing rules to maintain a fair marketplace, and educating consumers and businesses about their rights and responsibilities.In all other industries consumers are able to rate the performance of service providers and potential investors have a right to have these insights.

By then they are documenting what happened to someone versus what IS happening and how to help and stop it in the moment.

I don't like mixing the two - it can get messy if he stops mowing due to mechanical or health issues, etc.

There are NO institutional investors that will jump on this kind of deal, but you can maybe find a private lender or do a Joint Venture (equity split?).

No PM can stop something like what happened to you.
