I think I actually saw a "winterized" sticker on the water heater units now that I think about it.

There are stickers in the window from a Mortgage Preservation Service which, from my limited experience meant it was an REO.

I placed 8 white and blue signs and 1 yellow sign with sticker writing.I guess my question would be; Is there a BIG difference on the amount of calls you will receive depending on the color bandit sign you use?

I can appreciate the "sticker shock" but you need to view this from a "total cost of borrowing" standpoint; the majority of fees you listed are upfront and one time only (with the exception of the MIP).

Speak with every neighbor, put a sticker or door-hanger on every distressed house, talk to everyone at the gas station when you're filling up your tank, send letters, throw signs.... the list is endless!

I love it when these banks put a sticker on the agency program and call it their own. :-)
