It really depends on what the lease spells out and your state landlord tenant law. 

If LLC then that will be a little more tricky and need to be spelled out.

This way, you can bump up the value of the property so you're stacking more than $425/mo by next year while still building credit (if you've chosen this route of purchase), *and* cash flowing for a spell.

@Ross Denman  There were a few other factors that have caused the long spell.  

If you were ready to pay hundreds of  thousands of dollars to people that have never done it, for knowledge you'll never use, why wouldn't you spend far far less to someone that has done it successfully, and will teach you how to do it from experience.For those that insist on the cheap (spelled "free") method of education, because they think they get all that you need, they are wrong. 

When you lock down a property using a contract, in that contract you have it spelled out that you have the right to assign it or 'your name and assigns' , this is where you sell the contract(your equitable interest in the property) to a cash buyer.

2)  Good leases spell out 1) hourly charges past the move out day/time and daily charges thereof, and 2) hourly labor charges for cleaning. 

Kind of like  an insurance policy.In the contract, it spells out who pays for what.

The attorney is saying that if there is an eviction, the tenant buyer will probably ask for his option fee back claiming it was a downpayment, even if I spell it out and say that it is nonrefundable and NOT a downpayment.
