In this case the builder looks like he has a solid track record so the chances of him not performing are probably slim but you always have to protect yourself Incase unforeseen circumstances happen.

As long as you are current the chances of anything ever happening are slim to none and yes I have moved 40+ properties into trusts/LLC's over the last 25 years of investing.

@Kimberly Kim With that stated this deal is looking fairly slim.

But I do think that the margins are very slim for the properties on the MLS.

I would bet this is slim.

I could even try to offer lower than $107k but I would assume there would be slim chances it's gets accepted.

(And yes, I will tell you that my remote research shows me that even within a 1 hour driving distance the pickings seems awfully slim.)  

My profit margin is going to be pretty slim (mortgage of $700, HOA of $400, similar units in the building have rented from $1300-$1500) so I don't know if I can afford a property mangemnt company especially since they all seem to charge a full months rent for leasing services.

In all but one occasion the actual consequences of these actions have resulted in slim to no actual effects.  

I mean chances of someone not being home to answer the door w/ 8 people.... probably slim to none.
