How do you come up with $60/PER DAY as a hot spot charge?

I think the issue is going to be more on BP side of how do you collect and monitor this, and is it really worth it, or do you just ban someone for a month for first offense, 3 months for second and lifetime for 3rd...

In my opinion the way they sell these I should have had tenants by December, so I'm going on about 6 months depending on how you start with no tenants in either side.

I have seen it on padsplits in ATL on the brokerage side - best way to mitigate risk is on the purchase AND exterior maintenance.

Ironically, platforms designed for real estate (Zillow, Apartments.com, Rentler, etc.) produce very few tenants for me, compared to FB Marketplace (and I also find a lot of their functionality to be user un-friendly, from the landlord side). ...you'd think that platforms custom-made for real estate would make the process a snap for landlords, but it takes me a lot longer to post and manage rental listings on Zillow or Rentler than it did on Craigslist.
