So saying they don't spend money on marketing is pretty waaaay off.  

The problem is I sacrificed my retirement money to do so.Ive been unemployed for 5 years and want to avoid going back to work.

Oh, one more thing to be wary of, section 8 contracts states that if you have long running issue and not fixing it, not only can they stop the rent payment for that unit, but for every unit in that property.and another one.

If you don't have to own your own residence though, why not invest the money in a profitable investment elsewhere and rent in Japan?
