Are you self-funding the transaction or will you be using a lender?

For now it's basically Google forms and self built websites. 

After a bit more research, I actually think renting a place will get me started faster and earn some experience doing Airbnb with a little less risk involved.Obviously I still need to be concerned about not violating a lease agreement by doing so and I would likely live on the property and lot or all the time.Ownership is still the ultimate goal, but this looks a faster party to self driven income.

I self manage 29 SFR and keep them all below market rent (except for my sec 8 properties).

Over time you’ll see a lot of people say the same names and you end up with a self-confirming list of recommendations. 

While $85K is no small number I am confident that we will be able to pay it back before the end of next year and still accomplish our goal of purchasing a minimum of one property a year.   

The alternative is to set up a self-directed IRA, or better, a truly self-directed Solo 401k plan, invest in alternative assets, and then do the conversion.

So, we self-manage.

Are you intentionally looking to outsource the management and day to day operations to a management company versus self-managing? 

A good attorney will even warn you if you are doing something illegal.As you can see from the list, a wannabe or "self taught" or poorly trained by videos or in a "community", does not provide the breadth of knowledge & experience to keep people out of trouble.
