I’ve read quite a few posts about foreign investor financing but most seem to deal with non-citizen investors without US credit or personal tax filings.

So I do not have a tax filing with the rental income on it yet.

However, even issuing a five-day notice can be an important step before filing.

Because, the lender is entitled to know what risk they are taking with their money.That being said, on seller financing, if someone gets sued and loses, the lien/judgement can be filed at the county, (it's not automatic, someone has to prepare and send the paperwork) which the bureaus will pick it up on producing a credit report.

But we are also both very used to corporate and used to having a security of a job.

Our goal is to establish a structure where the property owner can secure financing based on the long-term lease with the operational company.Any advice or insights from those who have navigated similar situations would be greatly appreciated!

While the co-signers add some security, the family’s newness to the U.S. and uncertain job situation make them a higher risk overall. 

I can always sell if I change my mind, and hopefully make a few bucks, worst case break even, since I am buying at discounts.With BRRRRR, an often ignored benefit is the security (if done well) of being all in 75-85% of ARV.

If their guest falls down the stairs and breaks a leg, you would be covered under the tenant's policy and wouldn't need to file with our insurer.
