Assuming what's normal in CA is the same in Ohio, there's no difference between lenders for these types of programs, so you just work with the LO you're comfy with and you're good to go.California examples: GSFA and CalHFA.Another option, independent mortgage brokers are not allowed to set different margins by loan type the way banks are allowed to do (guess who has the better lobbyists).

I myself would have a hard time getting a Fannie loan right now because this year I switched from retail LO w/ a W2 to wholesale mortgage broker w/ 1099 to be able to offer the better rates, doesn't matter that it's 98% the exact same job.
