Did you think she did this simply trying to keep you from filling it with junk, or that she intended to use it and frequent the property to store/retrieve things?  

Anticipate that she may have personal property that she still wants to retrieve from the property and that issue may cause some discord.

Just plug in the address that you retrieve from public records.

Court House Retrieval System is good, but is limited in its coverage

I am also a Realtor, so I have MLS access and courthouse retrieval to look at comps.

I haven't but on a MFH I would require the buyer place those funds in escrow and there would be a very high threshold for them retrieving those funds if they backed out - i.e. it would have to be some breach of agreement by me or significant failure to disclose.
