Looking back think rather buy stabilized units down there vs ones need remodeling due complexity of finding good contractors.  

(new flooring, new kitchen remodel, new bathroom remodels. )I’m trying to decide.

They're still around the $15k.Between paying for a family emergency and some remodeling on another rental, we literally can't afford it at this point.

Yes correct, on all of that  Rehab I can do it all built houses all my life,Work for a sewer excavation company currently   sewer mainline needs fixed if I want to flip it $7,000Roof I would redo ($4500) has metal on it now but looks original Vinyl windows ($1500)I haven’t seen inside of it yet, but renters been there 15 years so kitchen remodel $10kAnd then possibly bathroom and flooring.

There were 6 vacancies at closing, and we are in the process of remodeling those units.

We are in the middle of a remodel.

However after all the work thats required which includes landscape, parking lot, fencing lighting and interior/exterior work, it looks like the presumed cost of remodeling it will be double that, although Im not positive (still taking bids).Ive priced a comparable property in our area which has similar square footage and lot size and they seem to be going between $700-800k, and so my question is: based on a higher than expected construction cost which is necessary to finish our project, one which will exceed the amount of money of what a similar property goes for in our neighbrhood, should I continue with this project, or an alternative plan would be to simply beautify it for approximately 100-150k and ditch the plans, and flip it instead for approximately 700-800k now that its zoned commercial.My fear is that if I do invest the moneys to finish the project over the budget I initially priced it for, and the business doesnt take off, I would initially lose money on this investment.Thank you for taking the time reading this.

I don't mind installing a shower door for a bathroom remodel, but wanted to get input. 

Sure you will lose a month (or 2) of rent now, but in the end you will have a nice newly remodeled place that will attract a new tenant (that you will screen the heck out of).
