Texas doesn’t have reciprocal licensing with most states.

Hustle, be genuine, reciprocate relationships, be honest and find ways to be of service.

Do not waste time on the things that do not reciprocate that investment.

Expected sale price divided by the reciprocal of the profit required -repair costs.Sale price expected 100K divided by (10% profit/100=.90) =90,000 less repair costs of 15K= 75K highest offer.just as the same as when a seller wants xx dollars and the realtor wants 6%, the money wanted by seller is divided by .94 to build in the commission to get an asking or sale price to net the seller what they want.But if the seller is asking less than what you think yields your profit after repairs, why not just give it to them???

However, I admit I checked states that have real estate license reciprocity during this recent budget fiasco!

It is not reciprocal with Ohio, as far as I can see.  

If there is no reciprocity from the agent, move on to the others. 

You can however, expand your territory and your business by obtaining a license through reciprocity.

Do they have to be reciprocal on the landlord if the landlord needs to break a lease?

Now, different Boards may have reciprocal agreements, but not in my area.
