Right now, you are thinking of yourself and how to get you ahead and not stepping back and looking holistically at the process.

Keep it simple versus some of the esoteric structures being pushed.  

One thing to watch out for is people who might overpromise or push deals that don’t align with your goals.

I'm conservative in nature, but am looking for the push to jump in at some point.

The 10 Year Treasury is back up over 4.20% which pushed rates back up and HELOC rates even higher.

You will find other newbies there and others who are only a few months ahead.

If you can hang on into next spring/summer I bet you'll get better rents or be able to sell.How about asking your lender to push a monthly payment to the end of your term for the purpose of fixing the asset?

Like I said she pushes the boundaries but doesn’t break laws so it’s been hard to get rid of her. 

I have done a few hundred sub 2's in my day and all sorts of issue arise that your probably not thinking of or no one could have thought ahead about..

They push heavily that buying with properties through them get you a 25% Return On Investment and on some of their properties they can get 34% ROI and that most people get 9 to 12% ROI investing on their own.
