Firstly, regarding the location, I understand that exact location details can be helpful for some investors, but it's my personal preference to keep that information private for now.

And as a builder don't you have a prefered lender who is easier to work with that you refer cliente's to.

So those of you who are against the 1% rule or don't use it as a strong indicator, what is your preferred indicator on a deal, COC, ROI, cap rate?

I prefer ERentpayment, even though they had issues many years ago that have been taken care of now, which is why I'm back with them.

They are however good at 20-25% down commercial portfolio loans if you need a creative solution so it depends on what your intended use is, your preference is, are you trying to get maximum leverage aka lowest down payment or is rate or cost your main preference?
