To bad, it cost me a ton, had two single investors that would buy my deal with the husband and then use the right of possession to move in with the wife and drive the wife crazy until she sold, husbands would sell for pennies when they heard the plan, was almost an automatic deal every couple of weeks.

You'll at least want a couple air quality and surface tests (about $100 a piece) and given that there will likely be a couple months between the flooding and your taking possession, it's quite reasonable to assume that spore counts will be elevated.

Don't want to derail this thread, but it's important to note that a co-signer is listed on the lease and gets certain rights, like possession and other tenant rights.

Even if you are doing a SLO, the owner shouldn't ask about your credit report, if you are explaining from the get go that neither you or your company are taking possession.
