The premise of this boards popularity came after the deepest real estate crash coupled with the lowest rates in any historical era, and was conveyed through someone like a rookie that runs crashing and failing syndication. 

Of course any incoming project of this magnitude will generate a vast amount of speculation, but personally I do agree with the popular opinion on the positive impact it will have.

You are correct a popular commercial store adds value to the overall property, but that value is added into the sale price, it doesn't affect the monthly CF/operating return for the landlord.

Another strategy that is gaining more popularity in urban markets is Co-living.
