Right now your search is very broad and with so many areas of Denver still realizing 8-12% appreciation per year (or more), it is hard to pinpoint one or two locations without further information.

(a lot of my clients have maybe 100k cash saved but make 20k a year and live in Pasadena, ca where a fixer upper costs about $650k) : they really want to get started in real estate and are looking for every way possible to pin-point a place where they can stretch their 100k... so, one of the conversations I have with them is: how can you invest a portion of that 100k in yourself to increase your income. maybe schooling, maybe starting a business, maybe a course on whole-selling- or all of the above on whole selling.... but it is very difficult - not impossible, but difficult to create an empire with 100k saved and making very little income). * the alternative: you learn, you research while investing in yourself, and then getting a better job or business that pays you $50k, $75k or $100k + per year.

There's not a whole lot of similar SFH rentals in the area so it's a little difficult to pinpoint what the optimal price should be (the only other listing right now on Craigslist for a similar type home in the vicinity is much higher, $1400/mo. -- they have about 80 sf more and an extra 1/2 bathroom, but the house/property is not nearly as nice as mine).

I haven't seen the article yet, but I would definitely say that when you begin to pinpoint cities as an investor that interest you, the best dollars spent will be the ones you spend in that city.

@Kurt Traynor that's a great way to pin point problems, but in all honesty, some landlords are so "economical" that they cause so many problems and make the manager look bad, get bad reviews and put up with the abuse from both parties; tenant and owner.

Because the market is so stable, we have been able to pinpoint ARV with accuracy for when it comes time to present the deal to our HMLs or when it is time to refinance, leaving no mysteries or anxiety of whether we analyzed correctly.
