I do have the risk that the rehab will go high but knowing what I know and what I saw I'm optimistic that I can keep it at $15,000.Hopefully I'll be writing another success story for the actual flip in the near future.

FSBO's are almost always overly optimistic on their sale price, but depending on location $175k could be reasonable (like near U of R, certain parts of the Freeman and Godwin High School districts).

He refinanced and lowered his payments, but without the ex's income, it's left him pretty strapped.A few years ago we met with our realtor who got us into our house, but she wasn't very optimistic about the whole investment thing.

Female agents tend to start out optimistically, but are fairly willing to drop prices.There is an agent in this area(a male) who happens to recommend trying to list slightly below market value and then attracting full asking price or even a bidding war.

@Joseph Bodek I'm buying leads from home buyer network and zbuyer and largely the leads are only good for LO / subject-to but I just can't convert these optimistic folks into a LO purchase.

Judging by the things I've learned in just a few weeks around here, I'm very optimistic that I'm in the right place.

I'm optimistic but also a little frightened. 

I don't do L/O's, so this seems optimistic to me.
