Basically questions that the PM/co-host need to be able to answer without having to do any deep-dive analysis.Property-specific questions such as property improvement advice, revenue potential, etc. that involve deep-dive analysis might justifiably incur an up-front cost depending on the PM/co-hosts business model.

Its certainly not "guaranteed return" - thats a word to always stay away from in real estate (in finance or even investing in general)high level - its because HMLs are going to be secured by the real estate, meaning in event of default, the lender can get the property to be made whole - somewhat trust is involved, but thats the main mechanism behind it

This is the onboarding process.The next issue we came across was "How involved do we want to be with the day-to-day operations?" 

While I am not involved - i have read the accusations and whether or not if they are true, that would scare me enough to stay far far away from anything they are associated with. 

I would also say, it's odd that she's paying cash for these things and has a great credit score.  

Make sure they are just a investor so there are no ulterior motives involved.
