For 1 property, its a cost/benefit analysis in my opinion.

I've seen numerous QI's fail during my 40 years in the business, and most of the failures would have been prevented had their been government oversight. 

However, planes of that era couldn’t stay aloft on one engine for long, doubling the risk of crashing into the Atlantic Ocean without any added benefit.

Since it's trust ownership, there are some additional benefits. 

It's cool to know how to use tools to a do analysis but it has to be utilized properly.I have seen several flippers who have read Rich Dad Poor Dad; had every Performa, chart, analysis package, market analysis reports, cost benefit analysis, work break down structures, IMS and much more and botched every project. 

Too many investors are not aware of the tax benefits and extra cash flow that could be theirs.

In my experience, however, I don't think there are much benefit from doing this versus just opening a new LLC for your PA investments.

I want them to benefit from the success of our ventures and reap the rewards of their trust in me.
