Doesn't matter if they have 3 kids or not, if they are late on rent, file notice and if they don't pay...start the eviction.Stick to the facts when you go in front of the judge and you should be fine. 

It was an automatic membership renewal with zero notice to me to decide if I wanted this or not.

Nothing to be offended by or feel scammed by.My contracts say 30 days notice but most of the time I will enforce a 2 week "paid notice" minimum.

(I gave about 45 days notice).

Where I’m at, if you list on Zillow, and you are priced right, you should be flooded with applicants for an affordable property… but the ‘flood’ decreases as your price point moves up.

So first thing they notice is the "landlord" operating property is not the same as entity on deed.

There has been a flight to the more quality areas of Austin.I agree on us having hit the bottom, time will tell but I think we'll see demand increase and rates decrease over the next few months Yeah - I was more talking about outlook for 2025+, I think the correction has likely completed (just opinion) 

I'd recommend a "Templates Folder" that has templates for common used docs like leases, notices, advertisements for properties.I actually just did full video on my Google Drive set up over on my YouTube channel :)
