when you do get the door knob rash on the wall,,,repair it by putting as big as possible piece of plywood behind drywall ( cut a slot if necessary) with PL400 and dozen sheetrock screws and patch the rock like normal.

@Ned Carey  in addition one needs to have nexus lexus and be an expert at skip tracing.out our way the bigger players in this tend to be private detectives..and in many areas the counties make it darn tough as they don't like to see middle men taking 50% of peoples money.... this is an old Guru program that has kind of come and gone.

not sure what the threshold is.. however if you have lets say 5 or so.. you can certainly just have them all as members of an LLC with you as manager or each of you can be managers.. when you get to 10 to 15 and if they are unknown to each other and your the only nexus the PPm route is what most use... pretty costly and cumbersome for only 500k..
