Lots of newbies want to negotiate deals based on caps and it gives you a false sense of value for a property. 

For the newbie investors, buy something that cash flows and plan to hold it for as long as possible.

I run in to all kinds of newbies who skipped college to get in to real estate and they have no idea how to communicate with adults or get what they want.

Newbie here and I would love some feedback on what you would do in this scenario.

I know newbies who are paying $10,000 a year for coaching for a year now and they haven't put in offers on properties - yeah, they have a cheerleader coach but to me it's not worth it.

I had a feeling that this might be an issue, but as a newbie sometimes it makes more sense when you hear it from someone with experience.

I want to pick some of your brains—whether you're newbies or experienced agents—on where you have found the most success in finding qualifying cash buyers.So far, I've tried Facebook, Craigslist, cold calling, etc., but nothing has worked for me.
