I do believe that there is an ethical way to negotiate these deals but there seems to be a huge grey area in between a good deal and predatory that is a slippery slope full of moral hazard and profit motive.

Most brokers I'm certain will not allow an agent to use a sale contract to wholesale as is common with newbies.We cannot legislate morality but the courts may apply morale judgment to protect the public and they do.
