Be sure to understand whether or not your home is under the Historic Society as they limit the types of materials you can use for rehabs.

I purchased the property for $150,000 in Oct'2015 and spend the winter of that year renovating it from it's dungy 1950's look to a traditional/modern lake house.

With this many people and animals in the house it may cost me loads of money.Sorry Im venting a little bit - people like this make me lose more faith in society - I've always been the type to do things on a handshake and a mans/womans word means something - I've treated people with respect and gotten it back - it doesnt appear to be a 2 way street with this guy.

I'm interested in getting a multi-leveled building that has been used as retail and office space right in the heart of a downtown and converting the space into modern apartments for professionals/executives and/or younger/hip crowd.  

Everyone is liable in this litigious society. 

In my experience as a contractor the trend is restoration of old homes with the addition of modern amenities is what more affluent people are wanting.

The drawbacks are that repairs/modifications are expensive due to the house’s age and that I have to clear everything through a historical society as a result.

To be clear this is not your modern boxed office building but one of different spaces built at different times having smaller units.
