Same for a simple, clean, modern light fixture above. 

The lady ran in her house to grab a pan full of water and i remember i had a bunch of water in my car so grabbed that since I couldn't find a hose readily available. .  

The lady that lived in that unit before me must have smoked like a chimney.As @Shaun C. said, you may end up having to get your ducts cleaned.

If it's a modern house (e.g. 1940's or later), then it might be better to either refinish (if the floor is in good shape) or float another floor on top.

Basically we were dealing with lady x at this big mortgage bank working out the details, who was gonna  pay for closing costs and if i could put repair money into the deal and then all the sudden lady x cant be contacted  for a month and i thought the deal was done and i was back to square one then my realtor got word they had reduced the price again out of nowhere.

The cabins are between 600 and 700 sq. ft. with higher end "mountain modern" finishes and are selling in the lower $200's.

Sorry if I sound like a wiring idiot, but I haven't done this in the past and it seems like modern buyers would want it.
