I received a phone call at approximately 11:00AM Saturday from a representative of your property management company letting me that there was a “misunderstanding” – I can only assume that I misunderstood that immediately meant whenever they felt like taking care of it. - After all I was told that it was “inconvenient” for them to have had to come back out here and move it.

@Michael Sepe that's a little on the high side for me, but every market is different, so, as some have said, you'll just want to grab comps.Like with sales agents, I think people misunderstand the operation of property management.

For 60% of the money, he is proposing 15% of the cash flow/profits to investors.Using the examples above, in an 80/20 split the investors should be getting 48% of the profit split and even in a 70/30 scenario, seems like investors should be getting 42%.Just want to make sure I'm not misunderstanding the metrics of the "typical" deal before getting back to him.
