The first step is mental and it seems like you're already down the right path.

I keep hearing 20,30 or even 15 k for your first year and that scares me, but I am not going to have a part time mentality and waste any time not doing something productive.

I keep teeter-tottering between the "if I can make it here, I can make it anywhere" mentality and "start small, grow big."

Buying a house for 200 k and selling it for 1 million is not illegal as long you are not making false claims,it is sitting on a oil field,the city is going to buy it for 2 million As long as the person has the capacity to enter into a contract without ,mental illness, intimation etc it is perfectly legal.Poor judgment or sour grapes about a purchase can lend itself to lawsuits,but the fact is this is the way the market works .

(Think herd mentality)Nothing new, been through a few of them,.....I checked that one prop the OP posted, those are everywhere, non cashflow, lots of renovation needed types of places.I say, "let 'em sit for awhile and stew" better deals for those that wait and keep looking around I'm thinking.Yes, LA has a housing shortage currently, and it's not the first time.We're in no hurry to buy at the top of any cycle, especially considering the sq ft costs being achieved right now in sales.Might be cheaper to build new in another state than pay $279 per sq. ft here with less than grade A tenants,...Unless throwing 120k - 150k down is easy for you for 1 property,....I say go.I'm not so rich I can afford to be cheap, (or silly) with my dough.my .02

Most people just don't get it and when faced with their smaller minded mentality of how to make the next quick buck, they will sell their grandmothers short if it boosted their next bonus.

Prepare yourself for this mentally.

Lenders use over 10 different version of fico so the pull at BOA could be different than Wells Fargo.Also ask yourself does it effect you mentally to walk around with 500 fico ( won't really drop that much) but to me I don't care what my score is.
