We inherited 2 tenants in the property and were very fortunate that they were good people.

Of the 5-7 evictions the majority are inherited tenants in the C-Class Cleveland neighborhoods. 1-2 of those evictions are tenants we have placed. 

Either of you could will your half to whoever you want, but if the deceased didn't have a will, state law dictates who inherits their half, either the remaining spouse or other heirs.Community property doesn't automatically become the remaining spouse's property when one passes away.Maybe Google Community Property in New Mexico for more info.Cheers!

I can't count how many failed flips/inherited properties I've bought or wholesaled that your criteria would have cut out.

(I know some are done electronically) I feel like the bidding could quickly negate a lot of the benefits when combined with the inherit risks of real estate lending.
