I am not particularly excited about the layout and graphics.

I am just starting to lay out a investment/business plan and this was tremendously helpful.   

The property had been vacant for several years but the layout was good.

The access to the car wash, what type model it is, the traffic counts, how many other car washes in the area, sightlines to the property ( on a hill,down in a hole,level), any cross anchor larger feeder traffic to site, parcel size layout and shape, etc. all play a vital role in the long time success of the dirt value along with other demographic metrics of course.There are not newly minted national credit leases at 9 caps with retail.

I'm always interested in rambler layouts, people in the Seattle area love the layout, it's good for all ages.

As of December 15th the cost to close was $429,000, and in the same neighborhood there have been 3 similar layouts selling from 550,000 - 600,000.

House is gutted and we decided to change the layout to increase the amount we can rent it for :) It's all framed back up now and ready for some new sheet rock!

Gree units are less expensive (initial capital layout) than, Mitsubishi, Fujitsu (20-25%) or even Daikin.  

I have no idea what layout your unit has and what kind of pipe re-routing it needs, but $10.6k to do the above sounds a bit on the high side, imho.

The house layout may have scared off some other potential investors, as the former owners had run a business on the ground floor for over 30 years, and it therefore required work to convert it back to residential living space.
