Found a water issue found a bad support beam...found a leaky window.....then i looked under the cabinets and realized the water damage from the window meant i would need to tear out and get new cabinets.....new total price when i was done with the kitchen floor.....4800 and that was with me doing the labor.....not a good two weeks...Now I will say i decided to take out all the cabinets instead of having mismatched and I put in a new stove....the old stove was ugly with all the new stuff..and I decided that as i was in 4500 by then i would put up a back splash that cost about 250 ...The good part...house worth a lot more like maybe 7 k and the rent I can get with a brand new kitchen is about 100 + more a month.

What the contractor promised was that he would use jack posts for the support beam and put down two cement columns and then insert a permanent thick wooden or steel beam once the wall was removed and columns set.

If it is, a support beam can be put in place either in the ceiling (attic area) or it can be made visible and decorative.

There's no indication of water damage inside the house/ceiling, but I'm worried about damage that an untrained eye can't see...like wooden beams rotting.I'm trying to figure out how to go about estimating the cost so that I can make an offer on the property, but I don't really know what the extent of the damage is without having a professional take a look.

I hope to use the fact that now we have proof there are foundation issues (one of the support beams in the basement is at quite a tilt), in the future, they have to present that information in their declaration about the property.
