When you're looking at new builds make sure you check to see if they have a preferred/internal lender and/or an interest rate buydown available, which can really change the terms of the deal. 3 months ago some of the new construction companies in my area were offering permanent 3.5%, 30-year interest rates and up to $80k (10%) off of list for using their lenders.

Appraisers may not like it when I come out and say what I'm doing in this fashion (or using the word "controlling"), but empirically, it works.And, I'll stress again, my intent is not to have anyone do anything unethical or to try to get an appraiser to do anything unethical; my intent is to persuade an appraiser that out of a stack of relevant data, the data that best supports my interests is the right data to use.
