Firstly, currently buying seems more expensive than renting in hot markets.

If I didn't get a switch initiated in time for an STR guest's arrival, I could put myself in hot water.

Then down to the types of managers that will take on D  C class which in many cases is a class below what the investor thinks they won. for those I would charge a big premium as they are so labor intensive based on the tenants living in them.

I put a post on the Classifieds looking for wholesalers in my area as 99.9% of properties on the MLS are priced to high and the ones that are affordable have intense competition.

It has a hot tub on the property as well but not sure of the condition and hasn't been used in years.

Northern Ky has some great potential, with growing population and more jobs (huge amazon distribution) as well as STR hot spots (Ark and Creation Museum), Northern ky should be put on the map as well.

Maybe a PB court in the summer and a hot tub on the court in the winter? 

@Jeff Hamann Couldn't agree more - everyone is usually looking for the next hot town/city when what they should be looking for is the perceived trend of a town/city as a function of the price.

Don't discount areas that arent "hot".
