Let me give you a bit more information as I would really welcome your opinion (or others) on what order we should tackle the improvements.

Either way this probably should not be tackled by the meek. 

however I'm paying for it in the back end because my original tenants never told me of any issues where as my new tenants are not hesitant on calling me very often.I've called in too many favors from my neighbors and now I'm looking for a great recommendation on a handyman in Mobile AL to tackle a backed up garbage disposal.  

It had some issues but I was ready and able to tackle them.

Keep in mind that the big trades that I used (Framing, Foundation, Roofing etc.) have to register with the city and I would not tackle that on my own anyway.
