Thanks,Nate  getting a partial lien release when splitting lots is painful and frustrating.They will most likely do their own appraisal as they will want to make sure the one property still has significant coverage / equity in it.

its a big pain in the butt to coordinate showings with tenants and you dont want to burn out or piss your tenants off by inconveniencing them with potential buyers who maybe just kicking tires..

Colorado Springs, for example, does both, but if you show another agent's listing(s), who are required to use Supra, then it will be a total pain in the arse to show get into these properties unless combo boxes are allowed.Good luck with it.

Pain to set up but once you do it and put it on a system it should be easy.

If a property is in an LLC you are almost guaranteed to pull names and numbers of people not associated with the building at all, maybe even tenants, which will also auto-populate the owner names and change them at will with these incorrect contacts....can be a pain to undue.Overall in my opinion, can be great for individual skip tracing to reference other data, not so much for a large batch and sole reliance.

I would not go through the cost and pain of extracting every dollar of equity. 

They have grown tremendously in the 3+ years I've worked with them, and at times there have been growing pains, but the trend has always been towards improved service / better systems over time. 

Box gutters can be a pain (and expensive) to repair or replace.I have mentioned this before: the newest property I have ever owned (flip, rental or personal residence) was built in 1960.

We definitely had some growing pains at first, but once we got decent tenants in place, we now have very few issues.
