On the plus side of where we are; rents have really shot up, we have far better RE investing tools, as well as better software and knowledge.

Leases are for LTR properties.I don't use much of any paid 3rd party software and my house is pretty much on auto pilot.

I don't appreciate these giant real estate personalities or influencers/motivators because it's stupid and unethical for people with kids and families of limited circumstances to be told they have a good probability of owning a "thousand doors."

I am starting to believe that I need to learn the tax laws myself since I have lost so much money paying unnecessary taxes because my previous CPA's are not familiar with all laws or they just plug numbers into a software (without strategizing) and then I get hit with huge tax bills that could have been legally avoided.

You are already entering the info - learn to use a software the right way the first time around and it becomes second nature to you just like fixing a leaky faucet.

How do you keep track of insurances expirations, taxes dates, equity growth per house, rental growth in your area ? Is there an online platform on which we can do this or do you track this in a excel sheet ?
