I'm looking specifically for folks with experience in cities where military and veterans are densly populated.

I do understand that market value becomes what has been paid for a deal but with minimal work and renovations my deals almost always significantly increase in value in the first 6 months.

The job market is growing along with the population.

The home has been doing okay Occupancy wise it is following the same occupancy as the average occupancy in the area so around 60-77%  but it is a new unit, this march it has increased to an 81% occupancy and April and May its picking up in occupancy fast so its a perfect time that I started this airbnb. 

Are the units rented at market rate, or is there room for rent increases?

Owensboro, the state's 4th largest city, has a population under 100K, and many OOS investors prefer cities with at least 300K residents and strong job growth.

Building a sport court will run like $30 grand, but would increase your rental value. a 6bedroom 4 bath house with a sport court, hot tub, fire pit, mini golf, arcade etc. will most likely crush it because it's cool.

Great tenant but property tax increases have reduced my cash flow.
